Once listing agreement is signed:

Enter new listings into MLS and Showing Time

Post disclosures in MLS   

Work with seller to obtain HOA docs so we have them ready by time of U/C

Send file to staff– Input Skyslope/Broker Mint/whichever program

Send contract to title company and send intro to all parties

Input contract dates in Google calendar/ CTM/whichever program

Email clients intro letter with dates & explanation of disclosures

Gather disclosures

Ensure lender/title company has all necessary Amend/Extends

Provide HOA documents to Buyer’s Agent

Send title commitment to client with explanation

Track and follow up on all deadlines- send agent daily reminders of deadlines

Follow up on any missing signatures prior to closing

Coordinate closing and final walk through

Prepare closing checklist summarizing closing time/location, utility transfer info

Change MLS status and send final closing docs to the office

 

Buyers ($500)

Once under contract:

Draft Offer for your review and completion: $40

* Any contract that terminates regardless of at what point in the transaction- $150

* To relist, refresh or add listing to more than one MLS - $25 per entry

* If a listing is withdrawn, expired, taken off the market etc- $50
